Colliers: Real estate agents brokered 76,000 sqm industrial areas let in Bucharest in 2011

The estate agents brokered in 2011 the letting of 76,000 square metres of industrial areas in Bucharest, a third of the surface being represented by contract renewals and renegotiations, according to the latest market report released by Colliers International and sent to Agerpres.

In 2011, the industrial market was stable, with only 10,000 new square metres in Bucharest, built-to-suit. As compared to 2010, the demand for industrial and logistic areas decreased by 10 percent, according to a occupancy level similar to that in 2004.

Bucharest remains the major logistic point for production and manufacturing. Although the rent pressure is still high, most of the tenants still focus on facilities providing both quality and a fair rate of rent.

Colliers estimates for 2012 a trend of the industrial market similar to that of 2011. As most major developers on the market have already secured additional land parcels for upcoming developments, the transactions with lands for industrial usage will be limited.

With a total amount of lettings of 35,000 sqm made in 2011 the Industrial department within Colliers International Romania reached a 70 market share in Bucharest.
